What Buyers and Sellers Need to Know Right Now

The Sarasota and Manatee County real estate market is not crashing. It is becoming more strategic. April 2026 data shows rising activity in several segments, tighter inventory in single-family homes, and continued negotiation opportunities for buyers.

1. Sarasota Single-Family Homes Are Still Moving

Sarasota County recorded 824 closed single-family sales in April 2026, with the median sale price around $490,000. Inventory declined, leaving about a 4.7-month supply. That means buyers still have options, but inventory is not unlimited.

2. Manatee County Is Showing Strength

Manatee County single-family homes saw stronger year-over-year activity, with 704 closed sales and a median sale price around $492,500. Sellers are still receiving close to asking price, but buyers are no longer rushing blindly.

3. Condos and Townhomes Are Getting Attention Again

Sarasota and Manatee condo/townhome sales both increased year-over-year. However, buyers are paying close attention to HOA fees, insurance, reserves, building condition, and monthly affordability.

4. Buyers Have Negotiation Room

Buyers may have room to negotiate on homes that are overpriced, outdated, sitting longer on the market, or carrying higher insurance or HOA costs. A smart offer is built on local data, not emotion.

5. Sellers Need Better Pricing From Day One

This is not the market for guessing. Sellers who price correctly, prepare the home well, and market aggressively are in a much better position than sellers who overprice and wait.

Do not wait for a “perfect crash.” Instead, focus on the homes where you have leverage: longer days on market, price reductions, motivated sellers, and homes that need cosmetic updates. Get pre-approved and know your full monthly payment before you fall in love with a property.

Price the home correctly from the start. Today’s buyers are looking at condition, insurance, HOA fees, location, and online presentation. The first two weeks matter. Strong photos, video, social media exposure, and clear pricing strategy are not optional anymore.
